How are landlords and tenants protected by a property inventory report?

A property inventory document is a solid report that documents in highly detail the precise condition of the property along with its contents. This aids a transparent relationship between the asset owner (private landlord) and the tenant.

Most importantly though, if any disputes took place at the end of the tenancy, then the landlord has a legally binding inventory report that can prove that damage or issues had taken place during the tenancy.

Without an inventory, it is very difficult for a landlord to provide any evidence of supposed wrongdoing by the tenant.

Inventory reports and Check Out reports also protects tenants for not be charged for any damage that were already present when they had moved in, and also not being charged for normal wear and tear during their tenancy term.

Why can’t I make my own property inventory?

While anyone can technically make a property inventory, the truth is that many people do not realise the detail that should go into a report, and they will commonly miss out on critical areas.

Here at Daley Property Inventory Services, we go into detail by providing extensive photographs which are timestamped, including all items in the property and take the correct measures to ensure the report will be legally binding.

If an inventory is not done adequately, the landlord will not be protected in any disputes. You can see the detail that we go into by viewing our sample report.

Is it better for an independent inventory service to complete the inventory?

We would definitely say that a specialist landlord inventory company like Daley Property Inventory Services is preferable to a landlord when it comes to inventories. This is because if a tenant sees the landlord completing the inventory, they may fear that they are going to be overly petulant.

Besides, most tenancy disputes typically go to the tenants favour by the TDS when inventory reports are prepared by the landlord. This is mainly due to lack of detail when carrying out the inspection.

But if an independent inventory company completes the inventory, the tenants and the TDS are much likelier to think the inventory is fair and professional.

What does a landlord inventory report include?

The property inventory that we provide will include a detailed list of furnishings, any items provided e.g., toaster, oven, and any other utensils. It will also include descriptions of the condition of each room, including walls, fixtures, doors, and fittings.

Crucially, all of our images are time-stamped for added security. You can see more at our website! It will also document the meter readings, set of keys, make note of fire safety items and any certificates relating to the property.

I’m renting out my property unfurnished, do I still need an inventory report?

You could be mistaken for thinking that as you are renting out an unfurnished property, that there is no need for an inventory. However, this is not the case – we recommend that any rental property should have an inventory undertaken.

You will have walls, fittings and fixtures that need to be added to an inventory. If walls became discoloured or damaged, without an inventory, the landlord would have no proof that the tenant caused any issues.

Flooring is the most common area of dispute and damage in a typical tenancy. Our inventory reports document the condition of all flooring within the property in much details.

What is an inventory check in report?

A check in report provides a comprehensive review of the state of the property and its contents at the start of a tenancy. An inventory for a rental property is crucial, as it provides details that will be used later in the check out process. The assets of the landlord will be protected, and it also results in transparency between the landlord and tenant.
